Are You Considering Selling Your Tri-Cities, Richland, Kennewick, Pasco, West Richland or Prosser Home? 

Prior to selling your home it would be helpful to understand the current market conditions in the Tri-Cities.  To view an updated report on the current market click the link entitled "Current Market Information" to your left.   There are always negative news articles about the real estate market and then there is what is actually happening...every area has their own "DNA".  Currently our inventory levels are the lowest since 2002 as we are below 1000 active homes on the market.  The last six years we have averaged 1404 homes on the market.  As a seller this is very positive information...less competition!

Timing is important.  You need to consider all your options.  Do you really need to sell?  Should you sell or keep your home and rent it?  What people think they need to do isn't always what should be done or what is best in the long run.  You need to carefully analyze your particular situation and explore all options before deciding to sell.

What is my home worth?  Positioning your home correctly in the market is critical.  If a home is priced too high it will generally end up selling for less than if priced correctly.   A Realtor can prepare a Comparative Market Anayalsis (CMA) which provides you with a value for your home based on similar homes that have recently sold in your area.  If you are interested in obtaining a CMA, please do not hesitate to contact me.  This is a free service I provide with no obligation.

How long will my home take to sell?  Currently our average days on market in the Tri-Cities is 110.  There are many variables, however, to this number.  Homes under $175,000 are selling very quickly, sometimes within days, and homes in other price ranges may take longer.  This number is an average.

How much will it cost me to sell my home?  If you list your property with a Realtor, the estimate of your closing costs will be about 9 percent of the sale price.  Typically 6 percent is real estate commission and 1.78 percent is State Excise Tax.  Title insurance, escrow fees, recording fees and proration of property taxes make up the remainder.  

What do I have to do to get ready to sell?  The most important thing for a motivated seller to understand is that a prospective buyer's first impression (driving up and on the way to the front door) is all important. Although price and location may get a prospective buyer to visit your home,  their first impression will be the pivotal factor in converting them from a prospect into a buyer. It is well worth taking the time and making the effort to prepare your home for sale.  I would highly recommend reading the article below entitled "Preparing Your Home for Sale".

Should I sell my home myself?  Some people are very successful at selling their home themselves.  However, it does require work.   If you are considering selling your home by yourself I would suggest that you read the article below entitled "Selling Your Home Yourself...".
